Majid Al Futtaim appoints main contractor for $707.8mln City Centre Al Zahia Mall

Dubai-based Majid Al Futtaim has appointed Consolidated Contractors International Company S.A.L (CCC) to build its 2.6 billion UAE dirham ($707.8 million) City Centre Al Zahia mall in Sharjah, United Arab Emirates.
The development, which spans 136,200 square metres (sqm) of gross leasable area, will complete in 2020, Majid Al Futtaim officials said at a press conference for the project’s official groundbreaking on Tuesday.
Located at the intersection of Sheikh Mohammed bin Zayed Road and University Road in Sharjah, the mall is adjacent to the Al Zahia master community developed by Sharjah Holding PJSC, which is a partnership between the Government of Sharjah and Majid Al Futtaim.
Commenting on the construction progress, CCC’s regional managing director of operations for UAE and Palestine told Thomson Reuters Projects that the contractor had begun mobilization a month ago.
“Our equipment is on site (and) we have started excavation,” Walid Salman said.
“Within one month the mobilization will be completed, and during that time, we [would] start preparing all procurement and arranging sub-contractors to be on board because the time of the project is very limited, which is 32 months.”
Salman added the deadline was achievable considering CCC’s experience on large-scale projects such as Dubai Mall.
“It (the timeframe) is very tight because this is 136,200 sqm of closed area,” he said. “We have to work even night shifts on the project. We will arrange around 4,000 to 5,000 people to work in the peak time on the project.”
The mall will feature 360 retail brands, a 15,100 sqm Carrefour Hypermarket, and cinemas.
City Centre Al Zahia is expected to be the largest mall in the northern emirates, Ghaith Shocair, CEO for shopping malls at Majid Al Futtaim Properties said during the press conference.
He said Sharjah’s robust economic growth and continued investments in tourism, manufacturing, culture, and transport sectors made it an ideal destination for further development.
“It is intended to target both the Sharjah consumer as well as the northern emirates. So the captive market is just under 2 million people, and that market is growing somewhere between 5 and 7 percent a year in terms of population growth,” he added.
Expansion plans for City Centre Sharjah and City Centre Ajman, announced in June 2016, are currently underway.
City Centre Sharjah is currently undergoing a 260 million dirham redevelopment set for completion in the last quarter of 2017. The redevelopment of City Centre Ajman is expected to conclude in the third quarter of 2017 and will see the mall almost double in size, from 29,000 to 52,000 sqm, at an estimated cost of 600 million dirhams.
City Centre Al Zahia is Majid Al Futtaim’s fourth major project to be announced in the UAE within the past 18 months.
The company plans to increase its total investment in the UAE by 30 billion dirhams by 2026, taking its total investment in the country to 48 billion dirhams, it said in a statement. It owns and operates 21 shopping malls, 12 hotels and three mixed-use communities across the Middle East.
